Home Buying Guide

Know what happens next—from your first budget to your closing day.

How to start

Begin with readiness, not listings

Before searching for homes, understand your monthly comfort range, credit profile, cash reserves, timing, and possible financing paths. A VA-backed loan can be valuable for eligible borrowers, but it is one option—not an automatic fit for every situation.

01

Set your housing goal

Location, timing, property type, household needs, accessibility, and expected years in the home.

02

Review your finances

Income, debts, credit, savings, estimated payment, closing costs, taxes, insurance, and maintenance.

03

Learn your loan options

Compare VA-backed and other loans with qualified lenders. Get a Loan Estimate before deciding.

Your buying checklist

The home buying process

Is a VA appraisal the same as a home inspection?

No. An appraisal supports the lender’s valuation and reviews applicable minimum property requirements. A buyer should separately consider an independent home inspection.

Do VA loans always require no down payment?

VA does not generally require a down payment, but a lender may require one in some circumstances and borrowers may choose to make one.

Should I speak with an agent or lender first?

You can start with either, but understanding your budget and financing before serious home shopping usually makes the search more focused.
